This project combined all of Ruffalo Cody’s staff from (3) prior locations into the one new headquarters, with intense coordination to relocate existing work stations on a phased occupancy to minimize business disruption. Amenities include: IT and executive offices, call centers, mail center, training centers, video conferencing facilities with built-in 70″ monitors and interconnected iPads for scheduling, break room facilities with auto-mated web-based vending services, Loading dock with lift pit and air lock, heated entry sidewalks, elevator service, an open stair with large skylight, mahogany finishes, and a roof deck patio with stainless cable railings. Computer Server safe room with Liebert Conditioning Units, a Clean-Agent Fire Suppression System, and a Kohler Generator backup system. Green Initiatives included: motorized window shades, Electric car charging stations, auto-sensing plumbing fixtures, occupancy controlled lighting, and remote DDC HVAC controls. The building structure consisted of: Structural Steel, Concrete walls, metal studs, closed-cell spray foam insulation, elevated concrete EPIC deck, metal bar joists and roof deck with TPO roofing, and a continuous insulation facade system with rain screen construction consisting of metal wall panels and cement fiber Nichiha panels. The facility has a security camera and access control system, and is loaded with technology: requiring 240,000 lineal feet (45 miles) of data cabling, and over 1,500 individual data connections. Added recreational bike paths, walking trails, and a retention pond create a recreational environment surrounding the facility.
