Baxter was selected by Hawkeye Hotels to redevelop a beautiful city block in the heart of downtown Des Moines. The site is bounded by the redeveloped Court Avenue District, Principle Park, and the Des Moines River. The project consisted of clearing out several structures and configuring for two new hotels and parking structure to serve both. The challenges were to work with the neighboring property concerns, the city of Des Moines architectural review board, and at the same time maximize the ambiance of the site with the river and the downtown in general.
This 6 level structure has 129 guest rooms featuring several suites. Some even have balconies overlooking the Des Moines Riverfront. This property structure is load bearing cold formed steel framing with concrete decks .The structure is therefore noncombustible and very quiet. Rooms have views or either the riverfront or the interior courtyard area. Guests enjoy a large breakfast buffet area and comfortable seating areas around the lobby. There is an indoor pool/hot tub and adjacent fitness room. Flexible rooms are available for various size meeting needs. Guests parking in a controlled access parking garage with direct elevator and stair access to their room floor. City noises are controlled with acoustical windows and individual HVAC split systems with no exterior louvers in the guest rooms.
